01Contingencies and the loan

From contract to clear to close

Each contingency has a deadline and an owner who is reminded. Loan status runs from pre-approved to clear to close and funded.

  1. Under contract

    Contingencies

Each contingency has a deadline and an owner who is reminded.

  2. Loan

    Loan status

Loan status runs from pre-approved to clear to close and funded, on the buyer’s record and their portal.

  3. Closing

    The final price

Every signed change order is already in the contract price, so closing works from the final figure.

  4. At closing

    Walkthroughs booked

The orientation, 60-day and 11-month walkthroughs are scheduled when the home closes.

02Realtor co-op

Co-op paid at closing, on the final price

A realtor registry, first-visit registration, a workspace co-op cap and a 1099 export — so the co-op conversation is settled by the record, not by memory.

Co-op due at closing= final contract price × co-op rate

Illustrative figures.

  1. 01

    First visit wins

The realtor who registers the buyer on the first model-home visit gets the co-op. Later claims are recorded, with dates, but do not win.

  2. 02

Paid at closing, after change orders

Nothing accrues at the sale. At closing the co-op is worked out on the final price, after every signed change order.

  3. 03

    Your cap, enforced

The workspace sets the maximum co-op rate. A rate above the cap accrues nothing automatically, rather than being quietly lowered.

  4. 04

A 1099 export at year end

Tax IDs are stored encrypted, with only the last four shown. An admin exports 1099-NEC rows, and that export is audited.

03Warranty

Three walkthroughs, booked at closing

Warranty requests go to your trades, with the history on record. Buyers raise them from their portal after closing.

  1. At closing

    Orientation

Scheduled when the home closes, on the buyer’s record.

  2. 60 days

    60-day walkthrough

Scheduled at closing. The buyer’s owner on your team is reminded.

  3. 11 months

    11-month walkthrough

Scheduled at closing too, so all three are on the calendar from day one.

  4. Any time

    Requests to your trades

Requests are tracked against workmanship, systems and structural coverage and assigned to your trades, with the history on record.

05Closing questions

Co-op and warranty

How the co-op is settled and how warranty is handled.

How does ZevroCRM handle realtor co-op?

ZevroCRM gives the co-op to the realtor who registered the buyer on the first model-home visit; later claims are recorded but do not win. The co-op accrues at closing on the final price, after every signed change order, up to a cap your workspace sets. An admin can export 1099-NEC rows at year end.

Does ZevroCRM handle warranty?

Yes. When a home closes, ZevroCRM schedules the orientation, 60-day and 11-month walkthroughs and reminds the buyer’s owner on your team. Warranty requests are tracked against workmanship, systems and structural coverage (1, 2 and 10 years by default) and assigned to your trades.
